What Causes Efflorescence on Brick?

Efflorescence is a mineral migration process. All masonry — brick, concrete block, stone, stucco — contains soluble salts in the material itself or in the mortar. When water penetrates the masonry (from rain, ground moisture, or interior humidity), it dissolves those salts. As the moisture migrates to the exterior surface and evaporates, it leaves the dissolved salts behind as a white or grayish powder deposit.

On new construction, efflorescence is common in the first 1-2 years as mixing water and curing moisture migrates out. This typically resolves on its own. On older buildings, efflorescence indicates ongoing water infiltration — most often through deteriorated mortar joints, cracked brick faces, improper flashing, or ground moisture wicking up through below-grade masonry (rising damp).

Is Efflorescence Dangerous?

The deposits themselves are not toxic or structurally threatening in the short term. However, the water infiltration causing them absolutely can be. Water penetrating masonry accelerates freeze-thaw spalling (face of bricks popping off), softens mortar joints, and in severe cases promotes interior moisture damage, mold, and foundation issues. Efflorescence is best understood as a warning sign — the symptom of a water problem that requires investigation.

Can You Remove Efflorescence Yourself?

Yes — diluted muriatic acid or commercial efflorescence remover, applied with a scrub brush and rinsed thoroughly, removes the deposits. Dry wire brushing works on light deposits. The critical caveat: if the water source is not addressed, efflorescence returns. After cleaning, inspect mortar joints for erosion, check flashing at windows and roof lines, and consider a breathable masonry sealer to slow water infiltration.
