What Causes Concrete Discoloration?

Concrete looks clean when new but quickly accumulates staining from multiple sources common to Wisconsin properties. The most prevalent in the Madison area are: organic staining from leaves, acorns, and tree sap that tannins leach into the surface; mineral deposits from hard water runoff or sprinkler overspray; petroleum stains from dripping vehicles; and road salt damage that creates white surface residue and accelerates surface degradation.

Efflorescence — the white chalky deposits covered separately — is another major cause of concrete discoloration and involves calcium leaching out of the concrete itself. Algae and lichen growth adds green and gray-black staining, particularly on north-facing or shaded surfaces.

Is Concrete Discoloration Dangerous?

Aesthetically problematic and financially significant when selling a home, but most surface staining is not structurally dangerous. The exception is road salt damage, which actively degrades concrete by penetrating the surface and causing spalling (flaking) over freeze-thaw cycles. Algae and lichen on flat surfaces create slip-and-fall hazards that carry homeowner liability. Green algae-coated walkways and steps are a genuine safety concern.

Can You Remove Concrete Stains Yourself?

Light surface dirt and some organic staining responds to DIY pressure washing or a concrete cleaner from the hardware store. Oil stains require a degreaser and scrubbing before pressure washing. Rust stains need an oxalic acid-based rust remover. Efflorescence needs an acid wash.
