What we've learned washing Madison-area homes since 2021
Written from inside the truck — concrete, neighborhood-specific, no marketing fluff.
What 5,000+ Madison-area surface jobs taught us about pressure
Almost every pressure-washing damage claim we hear about from former customers of other companies traces back to the same root cause: a straight wand at too short a distance, or worse, a turbo nozzle on a flat concrete pad. In 2022 we standardized on a 20-inch surface cleaner for every flat concrete job — driveways, sidewalks, pool decks — because the spinning bar distributes pressure evenly and the homeowner sees zero striping. The wand only comes out for edges and vertical surfaces, and even then we pull back to 12+ inches from soft materials like Trex composite or pressure-treated cedar.
The concrete-staining patterns that are specific to Madison
Three Dane County staining patterns show up far more than the national average: iron-oxide rust from fertilizer overspray (lawn services running rotary spreaders too close to the driveway in spring), tannin staining under oak and walnut canopies on West Side homes, and salt-and-magnesium-chloride pitting near garage aprons from winter de-icer. Each needs its own pre-treatment: oxalic acid for rust, a sodium-hydroxide booster for tannins, and a neutralizing pre-rinse for chloride pitting. We list which one we plan to use in the quote so the customer knows what they are buying.
Why we stopped recommending sealing on the same day as washing
In our first two seasons we offered same-day concrete sealing as an upsell because the conversion rate was high — homeowners liked checking two boxes at once. The callback rate doubled within months. Sealer applied to concrete that still held wash moisture white-hazed within a week and we ended up grinding it back off at our cost. We changed the SOP in 2023 to require 48 hours of drying before any sealant goes down, even in dry summer Madison weather where the slab looks bone-dry by sundown. We lose a few same-day add-ons because customers don't always want to book us back; we gained back the warranty work we used to absorb. The net was clearly worth it, and we now explain the wait honestly at quote time.
Wisconsin-winter timing rules
Pressure-washing below about 40°F is a bad idea even if the air is sunny — water freezing inside the pump damages seals, and water that runs off the surface freezes on driveways and walkways and becomes a liability. We close exterior wash work from roughly late November through late March and shift the crew to gutter, holiday-light, and snow work. The seasonal limit is not in our marketing copy because it would shrink the appearance of our service window, but it is in our internal SOPs and we tell customers honestly when they ask for a January quote.

What surfaces can you pressure wash in Madison?
We pressure wash driveways, sidewalks, patios, decks, fences, retaining walls, garage floors, pool decks, and parking lots. We match the right pressure and technique to each surface type.
Will pressure washing damage my driveway or deck?
Not when done correctly. We use surface cleaners (not straight wands) on flat concrete, lower pressure on pavers and composite decks, and proper nozzle distance for each material. We've cleaned thousands of surfaces without a damage claim.
Can you remove oil stains from my driveway in Madison?
Yes. We apply commercial-grade degreasers to oil stains before pressure washing. Fresh stains typically come out completely; older stains are significantly lightened.
Do you pressure wash Trex and composite decks?
Yes. We're experienced with all decking materials — Trex, TimberTech, pressure-treated wood, cedar. We adjust pressure and technique specifically for composite decks to clean without damage.
Can you remove rust stains from concrete?
Yes. Rust from fertilizer, well water, or metal furniture requires specialized oxalic acid treatment. We pre-treat the stains, then pressure wash for clean results.
What's the best time to pressure wash in Wisconsin?
Late spring (May–June) after winter grime clears, or fall (September–October) before freeze. Avoid pressure washing when temperatures are below 40°F.
Do you offer concrete sealing after pressure washing?
Yes. Penetrating concrete sealer is available as an add-on applied same-day after cleaning. Protects against future staining, UV damage, and freeze-thaw cracking.
What areas near Madison do you serve for pressure washing?
All of Dane County: Madison, Middleton, Fitchburg, Verona, Sun Prairie, Waunakee, Monona, McFarland, DeForest, Oregon, Stoughton, Cottage Grove, Shorewood Hills, and Maple Bluff.
